Newcastle Great Park isn’t a collection of buildings. It is a collection of homes, businesses and people who come together to live, work, learn, collaborate and smile.

When the development is fully completed, Newcastle Great Park will offer over 4,500 homes that cater for every need. One of the primary aims of the Newcastle Great Park is to provide an alternative to those seeking to move out from Newcastle to live in the surrounding market towns or outside the Region. By providing quality housing solutions – from family homes and affordable housing to executive homes positioned in a unique environment, all within easy reach of the city attractions, Newcastle Great Park offers the perfect complement between city and country living, creating a true sense of community that provides something for everyone.

Development has progressed in a sustainable and phased manner around the social and physical infrastructure that has been delivered. Individual residential cells have progressed and as a result individual communities have formed all with their own identity with residents’ associations and a range of events and groups.

Newcastle Great Park will continue to develop in this way and create a real sustainable community. Following engagement with the individual communities it is apparent that there is a need for clarity in terms of information and responsibilities but most importantly the good news about the place we all live, work, play and relax.

Warkworth Woods
This phase of development was the first delivered on Newcastle Great Park and 175 homes are complete with all highways adopted along with the sustainable drainage system. The homes are located to the east of the A1 and north of Brunton Lane.

Areas of open space are still maintained by the Consortium and will continue to be. A series of plans showing street names and areas of responsibility will be available over the coming weeks.
There is a joint Residents Association with the neighbouring Melbury development. 

Melbury
This phase of development is located to the west of the A1 and to the south of Brunton Lane. 500 dwellings are complete and the sustainable drainage system is adopted. The area of the site adjacent to the River Ouseburn is an amazing environmental resource and is maintained by the developers. The highways are progressing through a process to become adopted by the City Council and information will be updated as this process moves forward.

Greenside
This is the most southern residential phase of development within the park adjacent to Kingston Park Road. Greenside is nearing completion in terms of residential development and when complete 326 dwellings will be delivered. The site sits to the south of an area of new strategic one space that has been transformed from arable farmland to a unique resource.

The residential area is linked to the rest of the park by a network of new walking and cycling routes.

The highways work is progressing through a phased programme to completion and adoption of the highways will follow. Plans and updates in terms of highways completions are being provided and will be available on the website in a matter of weeks.

East Moor Village
This area of the site forms a village of 82 dwellings forming part of wider development cell known as cell F. The village sits directly adjacent to Brunton First School, the Day Nursery and the Community Centre.

Brunton Grange
This residential development has progressed in two phases delivering 614 dwellings and is located directly adjacent to the area that will be developed as a new town centre.

Affordable Housing
There is a wide range of housing products available throughout the park and information is available from the individual housing developers. Bowmont House - Sheltered Housing with Extra Care
Located on Wagonway Drive, Bowmont House offers housing for older people. The scheme provides all of the usual facilities of sheltered housing, together with additional support and care from an on-site team. Bowmont House offers an environment that enables tenants to remain independent and also has access to appropriate flexible care services. Staff are able to provide a rapid response in emergency situations.

Elmwood
This development is under construction but already accommodates Esh Plaza which includes a range of commercial occupiers. Elmwood is located in a development cell known as Cell C and is delivering a full range of residential accommodations and a number of self-build plots.
